VA Loan Eligibility
Benefit eligibility
VA-backed mortgages may be available to eligible veterans, service members and certain surviving spouses. Service history and other circumstances determine benefit eligibility.
Benefit eligibility is separate from loan approval. Income, debts, repayment ability, property and lender requirements still need evaluation.
Certificate of Eligibility
A Certificate of Eligibility confirms entitlement information to a lender. It can often be requested through VA resources or with help from a participating lender.
Required documentation depends on service status. Ask what records are needed if entitlement cannot be established immediately and verify current requirements with VA guidance.
Costs and property review
VA loans may include a funding fee unless an exemption applies. Other closing expenses and property requirements can apply. Available equity and entitlement affect some transactions.
Ask for a written explanation of the funding fee, any exemption, rate, fees and cash to close. Military status alone does not guarantee approval or a particular payment.
