When and Why to Refinance

Clarify the objective

Refinancing replaces an existing mortgage with a new loan. Borrowers may seek a different rate, lower payment, shorter term or access to equity. These goals can lead to very different structures.

A lower monthly payment can result from a longer repayment period rather than lower overall cost. Compare the new schedule with the remaining term of the old loan.

Calculate a rough break-even

Divide actual refinance costs by estimated monthly savings to get a simple break-even in months. Exclude escrow transfers that are not a true economic cost and consider points separately.

The simple method does not capture changes in principal repayment, opportunity cost or the value of a different rate structure. If savings are zero or negative, there is no payment-savings break-even.

Review the full loan

Compare balances, fees financed into the loan, total interest and term. Cash-out increases secured debt and is not the same as rate-and-term refinancing.

Consider how long you expect to keep the home and whether you can afford the new payment. Eligibility, valuation and actual terms require lender underwriting; estimates do not guarantee savings.
